Site Redevelopment and Readiness Planning

Redevelopment, conversion, takeover, adaptive reuse and other similar scope projects bring in unique planning and coordination considerations for the additional  "project within a project" to effectively assess and prepare a site or building being repurposed for a second (or more) generation use.  


The modular/prefabricated structure sector is a rapidly growing standard project delivery method for many concepts to streamline the site construction process and timelines.  Close and effective coordination between site construction and off-site modular construction is essential to maximize potential benefits.


Achieving site and/or building readiness is especially important for these types of projects to avoid significant cost or schedule impacts during the construction phase.  Understanding and planning for unique project conditions and complexities is essential to developing accurate and realistic project schedules, trackers, and other tools to manage from.

Real Estate Transaction Support and Coordination

Whether a purchase or lease, each real estate agreement has its own unique set of requirements and conditions particularly when complicated redevelopment, takeover, or developer/landlord delivery conditions and requirements are involved.  We can help support the real estate and legal teams with coordinating the technical considerations and requirements for effectively transitioning ownership/control of the property. 


Utility Coordination

Every project requires effective utility coordination to ensure permanent utilities are in place and active to avoid delays to substantial completion and turnover.  This is a multi-step process spanning multiple phases of development and may include relocations or extensions in some cases.  For redevelopment projects, there are often added layers of coordination needed such as decommissioning, removal of existing services, or enhanced locating services.
